CIS without the head-scratching
Working for a builder? The invoice takes the 20% or 30% CIS deduction from your labour and your materials markup, never from materials at cost or VAT, and shows the amount you will be paid.
Combi, system or unvented
The hot water quote puts three options in front of the customer: a like-for-like combi, a system boiler with a cylinder, or an unvented upgrade, each fully priced.

- VAT
- 20% if you are registered. Registration is compulsory once taxable turnover passes £90,000 in a rolling 12 months.
- Domestic reverse charge
- For CIS work billed to a VAT-registered contractor who is not the end user, you do not charge VAT. The invoice says so and shows VAT as nil.
- CIS
- Deducted at 20% if you are registered and 30% if not, or 0% with gross payment status. It never applies to homeowners.
- Gas Safe
- Boiler and gas appliance work needs a Gas Safe registered engineer. Put your registration number on quotes for gas work.

Do I charge VAT to homeowners?
Only if you are VAT registered, and then at 20% on most plumbing work. If you are below the threshold and not registered, you do not charge VAT and must not show it.
Is CIS deducted from materials?
Not from what the materials cost you. The contractor leaves out the cost of materials and VAT, then deducts CIS from the rest, which includes any markup on materials.
What is a CP12?
The common name for the landlord gas safety record. Landlords need a gas safety check every 12 months, and a tracker of due dates is an easy way to win the repeat booking.
