How UK cleaning businesses work

Hourly regulars

Weekly and fortnightly domestic clients at an hourly rate with a minimum visit, plus a holiday cover log for when you are away.

End-of-tenancy, fixed price

Price by property size and condition with oven, carpet and window add-ons, so letting agents get a clear figure up front.

Keys and access, logged

Who holds which key, alarm notes and any agency access arrangements, so nothing goes missing between cleans.

Tax and paperwork

The UK edition follows HMRC rules for VAT and self-employment.

VAT
Most sole-trader cleaners are below the £90,000 threshold and do not charge VAT. If you register, add 20% and show your VAT number.
Self Assessment
Self-employed cleaners register with HMRC and file a Self Assessment return; the income and expense log feeds it.
Employing staff
Taking on cleaners means PAYE, the National Minimum Wage and workplace pension auto-enrolment where it applies.
Insurance
Public liability cover is standard for cleaners. Keep the policy number and renewal date in the business details.

Questions

How much should I charge per hour?

How do I price an end-of-tenancy clean?

By the number of bedrooms and bathrooms and the condition, with extras for the oven, carpets and windows. The quote sheet adds these up.

Do cleaners need to charge VAT?

Only once registered, which is compulsory above £90,000 of taxable turnover in a rolling 12 months.

Can I invoice a letting agent?

Yes. Add the agent as the customer with the property address on each invoice.
