Made for Canadian renovation contractors
Holdback handled
Progress invoices hold back the percentage your province's construction lien act requires, often 10%, and show when it can be released.
Basements and additions
Trade sections for framing, insulation and vapour barrier, electrical, plumbing, drywall and finishing, with permits and inspections on their own line.
Subs ready for CRA
Each subcontractor's payments are totalled for the year so the T5018 return is a copy-and-paste job.
Tax and paperwork
The Canada edition follows the federal and provincial rules for construction.
- GST/HST
- 5% GST, or HST at 13% in Ontario and 14% to 15% in Atlantic Canada, on the full contract once you are registered.
- T5018
- Businesses whose main activity is construction report payments to subcontractors to the CRA on the T5018 slip.
- Holdback
- Ontario's Construction Act and similar provincial lien laws require holding back a portion of each payment for a set period.
- Licensing
- Quebec contractors need an RBQ licence; BC requires residential builders to be licensed through BC Housing for new homes; many cities license renovators.

Questions
What is the holdback on a renovation?
Under Ontario's Construction Act the owner holds back 10% of each payment until the lien period ends. Other provinces have similar rules. The billing sheet calculates it.
Do I need to file T5018 slips?
If construction is your main business activity and you pay subcontractors for construction services, yes.
Should I check subs' WSIB clearance?
In Ontario, yes. Without a clearance certificate you can be liable for their premiums. The sub log keeps the dates.
Can I quote in metric?
Yes. Quantities can be entered in either unit.
